The Process
Initial Agreement & Deposit
Once your offer is accepted, you’ll sign a purchase agreement and submit an earnest money deposit to show your commitment. Keep track of all agreements and follow the timeline outlined in your contract.
The Closing Agent
A title company or attorney will manage escrow, ensure funds are secure, and verify that the title is clear of liens or ownership conflicts. They'll also make sure your loan is funded and ready for closing.
How to Hold Title
Joint tenants? Sole ownership? Trust? How you hold title impacts taxes, inheritance, and legal rights. We’ll help you consult a tax or legal expert to make the best choice.
Inspections
Within days of contract acceptance, schedule your property inspection. This may include general inspections, sewer scopes, roof checks, or pest inspections. Uncovering issues early gives you the chance to renegotiate or walk away before you're fully committed.
Appraisals & Lending
Your lender will order a home appraisal to confirm the home’s market value. Stay in touch with your loan officer to ensure all paperwork is submitted promptly and your financing stays on track.
HOA & Property Insurance
If the home belongs to a homeowners association, obtain copies of all rules and submit any necessary approval applications. Secure homeowners or landlord insurance before closing, depending on whether you’ll live in or lease the property.
