Rental Criteria

At Copper Vine Property Management, we are committed to providing a clear, fair, and efficient application process. To ensure a smooth experience, please read the following information carefully before proceeding with your application.

Application Fees

  • Application Fee: $50 per applicant (non-refundable), based on average processing costs as outlined in CO HB19-1106
  • Lease Initiation Fee: $150, charged upon execution of all new lease agreements

These fees cover the administrative and screening costs associated with processing your application.

General Rental Criteria

Copper Vine Property Management Application Standards & Guidelines

We aim to ensure a fair, consistent, and efficient rental application process. Application decisions are based on multiple factors, including but not limited to credit history, rental history, income verification, and criminal background. Please review the criteria below before submitting your application.

Application Requirements

A complete application includes:

  • One Copper Vine Property Management Residential Lease Application per adult (18+)
  • $50 non-refundable application fee per applicant
  • Valid government-issued ID
  • Proof of income:
    • Employed: Two recent pay stubs, a job offer letter, or prior year tax return
    • Self-employed: Last two months of bank statements and prior year tax return
  • Pet Screening Profile: Required for all applicants (with or without pets)
  • Identity and income will be verified through Plaid

Screening Criteria

  • Rental History: Positive rental history is required. Prior evictions within the past seven (7) years may result in denial unless otherwise required by law.
  • Income: Minimum gross income of 2x monthly rent. Section 8 and housing vouchers are accepted.
  • Credit History: Evaluated for payment reliability. Minimum score of 560 required. Additional deposit tiers apply based on credit score.
  • Criminal Background: Residency may be denied based on criminal history.
  • Pets: Maximum of 2 pets per property. Restrictions and fees apply. All applicants must complete pet screening.

Credit Score Deposit Requirements

  • Below 560: Declined
  • 560–599: 2.0x security deposit
  • 600–624: 1.5x security deposit
  • 625–649: 1.25x security deposit
  • 650+: 1.0x security deposit

Subsidized income applicants are exempt from credit history consideration.

Guarantor / Co-Signer

In certain circumstances, an applicant may choose to qualify with an approved Guarantor (Co-Signer). Approval of a Guarantor is at the sole discretion of Copper Vine Property Management. To be considered, a Guarantor must:

  • Have a minimum credit score of 700
  • Have verifiable gross income of at least 4 times the monthly rent
  • Complete a full rental application, and pay the application fee

The Guarantor will be required to sign the Lease Agreement and will be jointly and severally liable for all lease obligations, including but not limited to rent, damages, fees, and other charges. A Guarantor may not be used to overcome:

  • Automatic denial criteria
  • Falsified application information
  • Open landlord collections
  • Evictions within the past 7 years (unless otherwise required by law)

Automatic Denials

  • Registered sex offender: this is an automatic denial.
  • Some Felony convictions may result in a denial.
  • History of a Forcible Entry & Detainer or Evictions within the past 7 years; this is an automatic denial.
  • Open collection from a landlord or property management company, this is an automatic denial.
  • If ANY information is found to be false, the application will be automatically denied.

Additional Application Policies

  • Maximum Occupancy: Two individuals per bedroom plus one additional person.
  • Roommates: Max of 3 unrelated adults per property. Roommate applications require 1.5x deposit
  • Lease Start: Lease must begin within 21 days of approval or on the property's available date
  • Resident Benefits Package: $29.95/month, includes services like Credit Reporting, 24/7 online maintenance reporting, and Tenants Online portal.
  • Resident Liability Insurance: Required coverage of $100,000, either via personal renters’ insurance or $12.95/month LLIP option
  • No Smoking: Tobacco and marijuana use is strictly prohibited in all properties
  • Sight Unseen Addendum: Required if applicant has not viewed the property in person

Pet Policy Overview

  • Pet deposit: $150 refundable per pet
  • Monthly pet rent: 1.5% of monthly rent or $35/pet (whichever is greater)
  • Breed restrictions and age minimums apply
  • Reptiles, birds, and rodents allowed only if caged

Please confirm the pet policy on the property you are applying for. All our properties differ regarding type of pets, weight restrictions, and/or number of pets allowed. If a property allows pets, a maximum of 2 pets will be allowed. Age restrictions will apply.

Privacy Notice

Copper Vine Property Management respects your privacy. We maintain confidentiality of your nonpublic personal information and comply with all federal standards to protect your data. We only disclose information as permitted by law.

Application Processing

  • Applications must be complete (including documents, identity, pet screening approval/acknowledgement, and fees) to be reviewed
  • We process applications daily and select the best qualified applicant based on a third-party scoring system
  • If your application is approved but not selected, it remains valid for 30 days and can be used to apply for another property with no additional fee

Portable Tenant Screening Reports (PTSR)

Per 38-12-902(2.5), Colorado Revised Statutes: Portable Tenant Screening Reports (PTSR):

  1. Applicant has the right to provide Copper Vine Property Management with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and
  2. If Applicant provides Copper Vine Property Management with a PTSR, Copper Vine Property Management is prohibited from:
    1. a) charging Applicant, a rental application fee; or
    2. b) charging Applicant, a fee for Copper Vine Property Management to access or use the PTSR.
  3. If Applicant provides Copper Vine Property Management with a PTSR:
    1. a) the PTSR must be available to Copper Vine Property Management by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports;
    2. b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and
    3. c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.

After Approval

  • Lease sent via DocuSign; must be signed within 24 hours
  • All deposits and fees are due by certified funds on the next business day
  • Lease must begin within 21 days of approval or on the property's available date

By submitting an application, you authorize Copper Vine Property Management to verify all information, including credit, income, rental history, and criminal records.
