How is rent collected from tenants?
Rent is primarily collected through the online tenant portal, which provides secure electronic payment options and supports consistent on-time payments. -
When is rent due and when is it considered late?
Rent is due on the 1st of the month. Under Colorado law, a late fee cannot be charged unless rent is late by at least seven calendar days. In practice, that means late fees generally cannot be assessed until the 9th (assuming rent is due on the 1st). -
What happens if a tenant pays rent late?
If rent is paid after the legally allowed timeframe, late fees may apply as outlined in the lease and allowed by law. We also communicate with the tenant and, when appropriate, serve required notices to encourage prompt resolution and prevent recurring delinquency. -
What happens if a tenant does not pay rent?
If rent is unpaid, we serve the required demand notice in compliance with Colorado law. If the tenant does not cure within the applicable notice period, the matter may proceed to eviction filing depending on the circumstances. -
Do you handle notices and collections for nonpayment?
Yes. We handle required notices and manage communication with the tenant throughout the process. -
How are partial payments handled?
Partial payments may be accepted at our discretion based on circumstances and payment history. If a tenant develops a pattern of late or failed payments, we may require certified funds and restrict online payment options. -
What happens if a tenant’s payment is returned or fails?
If a payment fails or is returned, the tenant may be required to pay with certified funds. We may also revoke online payment access to reduce the risk of repeated failures. -
How and when do owners receive their rental proceeds?
Owner proceeds are distributed by direct deposit each month after rent is successfully collected, processed, and any expenses are paid. Transfers are typically initiated around the 10th and post shortly after based on bank processing and holidays. -
Will I receive financial statements?
Yes. Monthly owner statements are issued when owner payments are processed and are also available in the owner portal. -
Can owners view account activity online?

When might an owner payment be delayed?
Owner payments can be delayed if rent is not paid, if funds have not cleared, or if there are timing issues with payment processing.
